Tim Watkins MSc

Tim possesses a range of skills, experiences and qualifications in construction that are perfectly suited to helping private clients and small developers understand costs. 

 

Starting in a technical role as a Design Coordinator, Tim approved architectural and technical designs to ensure compliance with buildability,  engineering, Building Regulation compliance, and warranty requirements . This period of his career provided extensive technical knowledge rooted in a multitude of construction sectors, ranging care-homes, retail developments, schools, flats, and residential estates. The experience focused an attention to detail, a problem solving attitude, and importance of standard forms of contract. Moreover, an ability to manage a hefty workload whilst working with diverse stakeholders such as engineers, architects, main contractors, and self-builders, was refined.

After gaining a Diploma in Economics, later a BA Hons in Politics, Philosophy, and Economics, Tim moved into the commercial side of construction, starting as an Estimator. Later promoted to Estimating Manager, Tim's technical skills successfully translated into the costs of building. This period introduced a steep new learning curve working with quantity surveyors from developers such as Balfour Beatty, Kier, Speller Metcalfe to Halsall, Morganstone, etc. The importance of programme, and associated costs, was particularly sharpened in this phase.

With growing experience, Tim moved directy into Quantity Surveying, undertaking a designated Masters degree whilst working. During this time, Tim worked for an established and award-winning contractor delivering bespoke, high-end, self-build projects for private clients and it proved deeply rewarding. A quick transition into Commercial Manager, and later Commercial Director, underpins a successful career.

The passion helping private clients and small developers brings Tim to Avail Quantity Surveying. The name came from the colloquial need for ‘a QS’, and helping people navigate a complex industry building a home, hence the word avail.

On a personal level, Tim enjoys travelling (recently driving the Pacific Coast Highway in California), reading (Hunter S Thompson, Cormac McCarthy, Paul Auster, Colson Whitehead, and strange non-fiction), and a love for 60s psychedelic rock a la Jefferson Airplane, amongst others. Tim also does a little exercise (is it shameful to say otherwise nowadays?) and can often be found gardening on a sunny day. In between all this, Tim can be found rolling the eyes of his wife, Millie, whilst performing the most mundane of adult duties.
